🌱 Our Vision & Partnership
This project is the culmination of a two-decade journey from digital systems to living systems, uniting high-level strategy with grounded, ecological wisdom.
The Partnership 🤝
The Captain: Capital & Strategy 🧭
Navigates the financial landscape and secures resources.
The Integrator: Operations & Wisdom 🌳
Leads the on-the-ground restoration with deep ecological expertise.
The Strategic Roadmap 🛣️
Acquire and restore distressed properties in the US (FL, NC, TN) to create a repeatable, regenerative real estate model that generates a returned surplus for future phases.
Establish a pilot "homestead farming cluster" in the US using a Community Farmland Trust (CLT) model to ensure permanent affordability and community stewardship.
Use the surplus from the US engine to support the "living example" of a regenerative commons in Darjeeling, fulfilling the project's core mission and expanding the global network.
The Operational Framework 🛠️
We address the critical challenge of connecting skilled people with land opportunities. The SKIP (Skills to Inherit Property) model provides a merit-based framework to vet and onboard dedicated individuals. This creates a pipeline of qualified stewards for our restored homesteads and a transparent pathway to partnership in our community clusters.
To ensure permanent affordability and prevent speculative pressures, we use a Community Land Trust (CLT) model. The CLT owns the land itself, while residents own their homes. This legal structure guarantees that the ecological and social value we create remains a community asset for generations to come.
Our clusters are designed as "pocket neighborhoods" based on cohousing principles. This means creating a physical layout that fosters spontaneous interaction and shared resources (like workshops or common houses) while respecting the privacy of individual households. It's about building community by design.
Inspired by the Freedom Cell model, our homestead clusters operate as autonomous but interconnected nodes. This decentralized network fosters resilience, mutual aid, and the sharing of knowledge and resources without creating a fragile, top-down hierarchy. Each cell strengthens the whole.

Executive Summary
The Farmstead Prospect is pioneering a new model of regenerative real estate. We acquire undervalued rural properties, perform rapid ecological restorations, and transition them as affordable, productive homesteads. Our mission is to build a profitable funding engine in the US to support our keystone project: establishing a regenerative commons and supporting tribal autonomy in Darjeeling, India.
The Financial Model (Per Property)
- Total Capital Outlay: ~$75,000
- Projected Sale Price: ~$125,000
- Gross Returned Surplus: ~$50,000
This surplus is not merely profit; it is the fuel for our mission. A significant portion is reinvested to scale our work and build the bridge to Darjeeling.

Our work is predicated on the principles of social ecology and permaculture design science. We aim to create a replicable, decentralized model for locally self-reliant communities by braiding together four proven frameworks:
- Human Pipeline (SKIP Model): A merit-based system to connect skilled people with land opportunities.
- Land Governance (CLTs): A legal framework for permanent affordability and community stewardship.
- Social Architecture (Cohousing): Design principles that foster strong, interactive communities.
- Network Structure (Freedom Cells): A decentralized model for resilience and mutual aid between clusters.
